Have you seen property prices ranging from $100,000 for a condominium thirty years back? While today, a 3 bedder condominium has easily surpassed the $1 million dollars benchmark. Why did properties in the past make 20 folds but not today?
While decades back, Singapore was covered with farms and swamps, a kampung we called. Fast forward till today, Singapore has pulled off a dramatic transformation with iconic city skyscrapers and 1st class city life living, reckons worldwide. This has summed up our economic triumphs for the city state.
Region Transformation is the key to capital appreciation.
Let’s take a closer look at the recently transformed region — Punggol district, which used to be a rural area occupied by farmers and fishermen. Back in the 2000s, a HDB flat was priced approximately $150-$200K, while in today’s market, a 5 room flat has made its worth crossing the $600K benchmark. Why?
Punggol is in one of the government’s transformation plans as a Strategic National Project for Smart Nation (Silicon Valley), housing key growth sectors such as cybersecurity, digital technology and other technologies that will drive Singapore’s Smart Nation. From farmland to a housing estate equipped with the hippest shopping malls and a vibrant Oasis for the youngsters.
Who would have imagined how impactful city transformation can be and how it can impact the prices of the surrounding properties.
Which is why in all meetings with my clients, the fundamental thing I would address is the potential transformation, because this is the area where we can project the strong capital appreciation.
